MAJOR PROJECT DIRECTOR, CONSTRUCTION

We have been retained to find and recruit a Major Project Director, Construction, for our client, an internationally known Ivy League University headquartered in the Northeastern United States.  The Project Director will provide strategic leadership in developing, managing, and/or executing all phases of the construction efforts for the most complex and challenging University capital projects.  The Project Director draws upon extensive experience and exposure to various types of projects, acting as the single point of responsibility for the successful delivery of multiple, concurrently active, major capital construction projects.  

This position will be located in the Northeastern United States.

The primary responsibilities of this position include:

  • Manage financial functions including P&L accounting reports, project financial reviews, balance sheet accounting, preparation of reporting documents, insurance management, risk management, financial forecast analysis, and accounts payable/accounts receivable oversight. 
  • Establish strong working relationships as both a leader in the internal organization and as the primary interface with external entities.
  • Provide strategic leadership and oversight, and specialized assistance for the resolution of difficult and complex project construction problems. Anticipate project challenges and ensure timely reporting to executive management.
  • Collaborate with University Planner to develop project scope and budget for all major projects and manage the involvement of other University operating units to confirm program/design features
  • Support final construction efforts to meet budget and schedule requirements.
  • Proactively organize and direct construction activities to project team(s), which inclue internal and external partners and providers (ie: Sr. Project and Project Managers, architects, engineers, consultants, contractors, etc.)
  • Manage strict project controls and demonstrate an accurate understanding of the current status of each construction project. 
  • Demonstrate the highest understanding of Construction Documentation processes to lead the construction management phase of all major projects.
  • Ensure general requirements of Project Scopes and RFP's are met and direct the management of consultants on their respected scopes, commitments and deadlines.

Key skills & experience that our client desires include:
  • 20-25 years of experience in construction management, including some experience in a leadership capacity.
  • A minimum of 10 years of direct employment within an executive level position with Construction Manager (CM) or General Contractor (GC) firms. 
  • Minimum project size experience of $100 million, with the ability to supervise multiple projects simultaneously.
  • B.S. in Architecture, Architectural Engineering, Engineering or Construction Management.
  • LEED Certification is preferred.
  • Advanced level of team building/leadership skills.
  • Solid construction management experience on complex facilities in which design and architecture is of primary importance.
  • Significant experience in the development of proposals and bids.
  • Advanced knowledge and experience in construction technology, processes, and contracting forms such as:
    • Construction Manager contracting
    • Cost Plus and Firm Price contracting
    • Architect-Engineer Consulting contracts
    • Construction Safety Program management
    • Construction sub-contract(s) development
